Glendale roofs carry more history than most

Plenty of Glendale neighborhoods date to the 1950s through the 1980s, and the houses have been modified ever since. A carport became a garage. A patio got enclosed into an Arizona room. A second cooler went in, then came out again when the HVAC was upgraded. Every one of those changes touched the roof.

That's why a Glendale leak is so often not about the field of the roof at all. It's about a transition — where new roof meets old, where a wall meets a slope, where a patched penetration was never properly flashed. Those spots hold water, and Arizona sun works on the sealant someone used as a shortcut until it fails.

North Glendale is a different animal. Arrowhead Ranch and the subdivisions around it went up in the 1990s with concrete tile over a single layer of felt, and those roofs are now in the window where the underlayment gives out while the tile still looks showroom-new.

We also check what's under the covering. My Glendale roof leaks right where the patio meets the house. Why there?
Because that joint is almost always an add-on. A patio, carport or Arizona room roofed years after the house has to tie into the original roof, and if that transition was shingled or caulked instead of properly flashed, it will eventually leak — usually at the low corner. It's one of the most common repairs we do in Glendale, and it's fixable without touching the rest of the roof.
We still have an evaporative cooler on the roof. Is that a problem?
Not in itself, but the penetration around it is one of the first places we check. Coolers sit in standing water by design, they get serviced by people walking the roof, and the curb flashing gets old. If yours has been removed and patched over, that patch deserves a look too.
Do you work in Arrowhead Ranch?
Yes. Arrowhead and the surrounding 1990s subdivisions are tile roofs now hitting the age where the underlayment underneath the tile is the real issue, even when the tile still looks new.
Can you match my existing shingles or tile?
Usually close, sometimes exactly — it depends on whether the product is still made. On tile we'll often pull sound tile from a less visible slope to keep the street-facing elevation uniform. We'll tell you up front what the match will realistically look like.
