Why homeowners here get caught out

Arizona roofs fail quietly. There's no snow to stress them and no steady rain to reveal a weak spot, so a roof can be months or years past its prime and still look perfectly respectable from the street. The first real test is the first big monsoon cell — and by then you're finding out the hard way, through your ceiling.

The other thing that catches people out is that the visible surface isn't the waterproofing. Your tile can be flawless while the underlayment beneath it has gone to crumbs. Nothing about that is visible from the ground, from a drone photo, or from a quick look at the eaves.

  • Underlayment condition where it can be assessed, not just the tile or shingle surface
  • Cracked, slipped and previously repaired tiles, and shingle wear, curling and granule loss
  • Valleys, flashing, roof-to-wall transitions, parapets and chimney details
  • Every penetration — pipe jacks, vents, turbines, skylights, coolers, solar mounts
  • Low-slope and flat sections for ponding, blistering and coating failure
  • Attic side where accessible: staining, daylight, damp sheathing, ventilation
  • Fascia, drip edge and any sheathing that has gone soft from an old leak
  • Past workmanship — sealant used as a substitute for flashing is the most common thing we find

04You get it in writing

If work is warranted, an itemized written proposal with clear pricing. If it isn't, you get that in writing too, and we go on our way.
