Peoria, AZ
Peoria Roofing Contractor with 40+ Years in the Valley
Peoria grew up in the 1990s and 2000s, and that means a huge number of Peoria roofs are all reaching the same age at the same time. We inspect them honestly — including telling you when you've still got years left.

Why so many Peoria roofs are failing right now
Peoria's population roughly doubled during the 1990s. Whole subdivisions — Fletcher Heights, Country Meadows, the neighborhoods off 83rd and Thunderbird — went up within a few years of each other, and they got the same roof assembly from the same builders at the same time.
That assembly was usually concrete tile over one layer of felt underlayment. The tile is still doing its job twenty-five years later. The felt is not. Arizona sun bakes it through the tile until it goes brittle, cracks, and stops shedding water. Nothing looks wrong from the street right up until the first real monsoon pushes water under the tile and into the house.
So when a Peoria homeowner calls us because a neighbor just replaced their roof, they're usually right to be asking. It's the same roof, built the same year, on the same clock.
Common roof problems on Peoria homes
- Brittle, cracked underlayment on late-1990s and early-2000s tile roofs
- Broken and slipped tile from foot traffic — solar installs, HVAC service, satellite work
- Flashing that was caulked to a wall instead of properly tied into it
- Valleys packed with blown grit and debris that back water up under the tile
- Leaks around evaporative coolers, pipe jacks, vents and turbines
- Wind-lifted shingles on the shingle-roofed pockets of central and Old Town Peoria
- Low-slope patio and addition roofs where ponding has worn the coating through
- Soft fascia and sheathing where a slow leak has been running for a season or two
What Peoria's weather actually does to a roof
Two things drive almost every roof failure we see out here. The first is heat: 110-degree afternoons for months, with roof-surface temperatures far higher, expanding and contracting every fastener and sealed joint daily until something opens up.
The second is monsoon wind. Peoria sits on the open northwest edge of the Valley, and storms coming across Lake Pleasant and the desert arrive with dust and rain driven sideways — under tile, behind flashing, into gaps that never see water in a normal rain. Then it's bone dry for months and the evidence disappears until the next storm.
That combination is why we don't just seal what we can see. We look for how the water is getting in and where it's going, because a roof that leaks once in July will leak again in August.

Common Questions
- My Peoria house was built in 1998 and the tile looks fine. Do I need anything done?
- The tile probably is fine — concrete tile outlasts the rest of the roof. What's likely finished is the underlayment beneath it, which on a late-90s build was often a single layer of 30-lb felt with a realistic life of 20 to 25 years in this sun. A free inspection tells you whether you're at the start of that conversation or the end of it.
- Do you work in Vistancia and the newer north Peoria subdivisions?
- Yes, regularly. Newer homes usually bring us different problems — tile cracked by solar installers or HVAC techs walking the roof, a flashing detail the builder rushed, or a valley that was never cleaned out. Smaller fixes, but worth catching early.
- How fast can you get out to Peoria?
- Peoria is one of our closest markets, so inspections usually go on the calendar quickly. Call (623) 581-0484 and tell us if water is actively coming in — active leaks get moved up the schedule.
- Can you give me a rough number before coming out?
- We can often give you a preliminary idea using aerial imagery and property information, with photos if you have them. For an accurate number we recommend the free in-person inspection so nothing on the roof gets missed.
