Roof Repair in Phoenix & the West Valley
Most Arizona roof problems aren't dramatic — they're a lifted shingle, a cracked tile, a flashing joint that gave up after twenty summers. We find the actual cause, fix it properly, and tell you the truth about how much life the rest of the roof has left.

The problem most homeowners are actually dealing with
By the time you notice something, the roof has usually been working against you for a while. A stain on the ceiling, a spot of drywall that feels soft, grit collecting in the gutters, a few tiles sitting crooked after a windy night. None of those look urgent from the driveway.
The part that matters is underneath. On a Phoenix tile roof, the tile is armor — the waterproofing is the underlayment beneath it. Arizona sun bakes that layer for decades until it goes brittle and cracks, and from that moment on the roof is only as good as the next storm. On shingle roofs the same clock runs on the shingles themselves: UV dries out the asphalt, granules wash off, edges curl and lift.
That's why a repair done from the top down — new sealant, a replacement tile, a dab of mastic — can look fine and still leak next July. We'd rather open it up, see what the water is really doing, and fix that.
What we repair
- Cracked, slipped or broken concrete and clay tile
- Failed or brittle underlayment in isolated sections and valleys
- Flashing around chimneys, walls, skylights and roof-to-wall transitions
- Pipe jacks, vents, turbines and swamp cooler penetrations
- Lifted, curled, torn or missing shingles after wind
- Low-slope and flat sections where ponding has worn through the coating
- Fascia, sheathing and decking that got soft from a long-running leak
How our roof repair process works
01Free inspection, photos included
We get on the roof, look at the attic side where it helps, and photograph what we find so you can see it too — not just take our word for it.
02We find the source, not just the symptom
Water travels. The stain on your ceiling is often several feet from where the water got in. We trace it back before we quote anything.
03A written, itemized proposal
Clear pricing, line by line, plus anything we'd keep an eye on that doesn't need money spent today. No pressure, no upsell.
04The repair, done to spec
Materials installed to manufacturer specification and Arizona code, and we clean up after ourselves — including a magnet sweep for nails.
05A walkthrough before we leave
We show you what was done, what it looked like underneath, and what to expect from the rest of the roof.
Arizona-specific things we look for
Repairs here fail for local reasons. Heat cycling loosens fasteners and opens sealed joints every single day of summer. Monsoon wind drives rain sideways and uphill — under tile, behind flashing, into gaps that never see water in a normal rain. Then months of bone-dry weather hide the evidence until the next storm.
So we look past the obvious. Are the valleys still watertight or just still full of tile? Is the flashing actually tied into the wall, or caulked to it? Did someone foam over a problem instead of fixing it? Finding those things now is how you stop paying for the same repair twice — and it's the difference between a patch and a fix.
Common Questions
- How much does roof repair cost in Phoenix?
- It depends entirely on what's wrong — a handful of cracked tiles and a flashing reseal is a very different job from replacing failed underlayment across a slope. That's why we inspect first and give you a written, itemized proposal before any work is scheduled. You'll see exactly what we're fixing and what it costs, with no pressure to move forward.
- Is it worth repairing my roof, or should I replace it?
- If the underlayment still has life left and the damage is contained to one area, repair is the smart money. If the underlayment is brittle across the whole roof and you're chasing a new leak every season, repairs stop paying off. We'll tell you honestly which side of that line your roof is on — including when the answer is 'you've got a few more years, don't replace it yet.'
- Do you repair roofs you didn't install?
- Yes. Most of our repair work is on roofs built by someone else. We'll show you what we find with photos either way.
- How soon can you get out here?
- Call us at (623) 581-0484 and we'll get an inspection on the calendar. If water is actively coming in, tell us — active leaks get moved up.
