When repair stops making sense

There's a point where patching becomes a subscription. You fix one leak, six weeks of monsoon later there's another one two rooms over, and the roofer is back out for the third time in a year. That's not bad luck — that's an underlayment or shingle field that has reached the end of its service life across the whole roof.

Signs we see over and over on Valley homes: brittle underlayment that crumbles when you touch it, shingles with the granules worn off and the mat showing through, multiple leaks in unrelated areas, sagging between rafters, and daylight visible in the attic. Any two of those together and repairs are just buying time at a bad exchange rate.

We'll say it plainly either way. If your roof has five good years left, we'd rather tell you that and repair it than sell you a replacement you don't need yet.

03Deck inspection and repair

With the roof open we check every sheet of sheathing. Anything soft, delaminated or damaged gets replaced — shown to you and priced before we proceed.

04Underlayment and detail work

New underlayment, then the parts that actually decide whether a roof leaks: valleys, flashing, drip edge, and every penetration done properly instead of sealed and hoped for.

05Install, cleanup, walkthrough

Tile or shingle installed to manufacturer specification and Arizona code, full cleanup with a magnet sweep, and a walkthrough with photos of what was underneath.

Common Questions

How long does a roof replacement take?
Most Valley homes are a matter of days, not weeks — a straightforward shingle re-roof is often two to three days, and a tile roof where we lift, re-underlay and re-set the tile usually runs longer depending on size and pitch. Weather and what we find on the deck can move it. We'll give you a realistic window up front rather than an optimistic one.
Can you reuse my existing tile?
Very often, yes. On most Arizona tile roofs the tile is still in good shape and the underlayment underneath is what failed. Lifting and re-setting your existing tile over new underlayment costs less than all-new tile and keeps your home looking the same. We'll tell you if too much of the tile is cracked or discontinued to make that work.
Do I have to tear off the old roof?
For a roof we're standing behind, usually yes. Layering new material over old hides the condition of the deck, adds weight, and shortens the life of everything above it. Tear-off lets us see and correct the sheathing, which is where the surprises live.
What happens if you find rotten wood underneath?
We stop, show you, and price it before continuing — it's never folded in quietly. Soft decking around old leaks and penetrations is common on older Valley homes, and it has to be replaced for the new roof to fasten properly.
