Sun City roofs are their own category
Sun City was built starting in 1960, and the housing reflects it: single-story homes, wide carports, and a great deal of flat and low-slope roof area rather than the steep tile you see in newer West Valley subdivisions. Many have been foamed or coated at some point, sometimes more than once.
That matters because a coated low-slope roof is a maintained system, not a set-and-forget one. Arizona UV weathers the coating off over time. Maintained on schedule, these roofs can keep going for decades. Left alone past the point where the coating has failed, water finds the substrate and the repair stops being cheap.
So the single most valuable thing we can do on a Sun City house is look at it and tell you honestly where it is in that cycle — because the gap between 'recoat this' and 'replace this' is a very large amount of money.

- Do I need a whole new roof, or can my flat roof be recoated?
- If the roof surface is worn but the deck and insulation below are still dry, a proper recoat is usually the right call and costs a fraction of a tear-off. If moisture has gotten in and the substrate is soft or saturated, coating over it only traps the water. We check for that before recommending either one, and we'll tell you plainly which one you're looking at.
- How often does a Sun City flat or low-slope roof need attention?
- Coatings are a maintenance item, not a one-time purchase — they weather off under Arizona UV and need renewing periodically. The exact interval depends on the system and how it has been maintained. A free inspection tells you where yours is in that cycle, and whether it needs work this year or can wait.
- I'm on a fixed income. Will you try to sell me a full roof?
