Roof Leak Repair That Finds the Real Source
A leak is a detective job, not a caulking job. Water can enter ten feet from where it shows up on your ceiling, which is why the same leak gets 'fixed' two or three times by two or three companies. We find where it's getting in, and we fix that.

What a leak is really telling you
The drip is the last event in a chain. Water found a gap — a lifted tile, an open flashing joint, a cracked pipe boot, a valley that no longer sheds — then travelled across the underlayment until something interrupted it. A seam in the drywall. A light box. A truss plate.
That's why the visible damage is such an unreliable map. It also explains the frustrating pattern most homeowners describe to us: somebody came out, sealed a spot, it stayed dry through a few light rains, and the first serious monsoon brought it right back.
And the water that doesn't reach your ceiling is doing quieter damage in the meantime — soaking sheathing, rusting fasteners, feeding mold in insulation. The sooner the entry point is found, the less of that there is to repair.
Where Valley roof leaks usually start
- Brittle, cracked underlayment beneath otherwise healthy-looking tile
- Flashing at roof-to-wall transitions, chimneys, parapets and skylights
- Valleys where debris has built up and water no longer runs clean
- Pipe jacks and vent boots — the rubber dries out and splits in Arizona sun
- Evaporative cooler pans, mounts and their penetrations
- Solar panel mounts that were fastened through the roof without proper detailing
- Wind-lifted or missing shingles and tile after a monsoon storm
- Low-slope sections where water ponds instead of draining
Our leak-tracing process
01Start inside
We look at the stain, the attic above it where we can get in, and the direction the water has run. That narrows down the field before we get on the roof.
02Work uphill on the roof
From the interior evidence we work upslope through the likely paths — penetrations, flashing, valleys, underlayment — until we find the actual opening.
03Show you the evidence
Photos of the entry point and the path the water took. You should be able to see why it leaked, not just be told that it did.
04Repair properly, then check the rest
We fix the cause to manufacturer spec, then look for the other spots heading the same direction — the hidden ones most companies walk past.
The Arizona monsoon factor
Our rain is unusual. Most of the year the roof is dry and quietly deteriorating in the sun; then a handful of monsoon storms arrive with 50-mph gusts and several inches of rain in an hour. Wind-driven water climbs under tile courses, gets behind wall flashing, and pushes past details that handle ordinary rain without complaint.
Dust plays a part too. Haboob dust settles into valleys and around penetrations, then hardens into a dam that redirects the next storm's water sideways instead of down. Clearing that is part of a real repair.
It's also why we push inspections before June rather than repairs in August. Fixing a leak in dry weather is a straightforward job; doing it during an active storm is triage.
Common Questions
- Why does my roof only leak sometimes?
- Because it takes a particular kind of rain to expose the weak spot. A gentle shower runs straight off; a monsoon cell throws water sideways and uphill, under tile and behind flashing. That's also why a leak can go quiet for a year and come back — the defect never left, the weather just changed.
- The ceiling stain is in the middle of the room. Is the hole right above it?
- Usually not. Water gets in somewhere higher, runs along the underlayment, a rafter or a truss, and drops where something stops it. Chasing the stain is how leaks get 'repaired' three times without being fixed. We trace it back to the entry point first.
- Can't you just seal it?
- Sealant has its place, but as a stand-in for proper flashing it's a delay, not a repair — Arizona sun breaks it down in a couple of summers and you're back where you started. If a leak needs flashing or underlayment work, that's what we'll quote.
- Should I put something under the drip in the meantime?
